Overview

The Ogden Valley is a scenic high mountain valley located 45 minutes to one hour north of Salt Lake City, Utah. There are six winter sports areas: Snowbasin Resort (skiing and snowboarding), Powder Mountain Resort (skiing and snowboarding), Nordic Valley (skiing and snowboarding), North Fork Park (Nordic skiing), Pineview Reservoir (ice fishing, skating, snowmachining), and Monte Cristo (snowmachining). The area has long been known for less crowded, high-quality winter sports activities and is growing. Winter sports recreation is the major driving force for development and growth in the Ogden Valley.

Snowbasin Resort is situated on the border of Weber and Morgan Counties, 20 minutes south of the town of Huntsville. Rated the #1 resort in America by Ski Magazine, USA TODAY 10Best, and Outside Magazine, Snowbasin hosted the 2002 Olympic Alpine Ski Speed Events: Men’s and Women’s Downhill, Super G, and Combined. Snowbasin will also host all Alpine ski events for the 2034 Winter Olympic Games. It is one of the largest and most luxurious ski resorts in the U.S., with over 3,000 acres of skiable terrain. New for the 2025–26 season, a new Becker lift has been installed, beginner terrain has been expanded, and RFID technology is being introduced. Snowbasin participates in Ikon, Epic, and Mountain Collective. Also important to note, Snowbasin has continued to embrace and expand its efforts in environmental conservation and sustainability.

Powder Mountain Resort, located 10 minutes east of Eden along the border of Weber and Cache Counties, was purchased by Netflix co-founder Reed Hastings in the fall of 2023 and is the largest ski and ride resort in North America by skiable and rideable acreage. Powder Mountain was rated the #1 Western Ski Resort in the 2024 Ski Magazine Reader Resort Survey. Nicknamed “Powmow,” this semi-private resort is committed to offering quality, less crowded skiing for its clientele. Over $100 million has been invested since the acquisition of “Powmow” on improvements including ski lifts. The mountain does not participate in Epic, Ikon, or Mountain Collective, greatly reducing the number of skiers and riders on the mountain. In February, weekend skiing is limited to season pass holders only, further reducing weekend numbers. Environmental conservation and sustainability are of utmost importance at Powder Mountain.

Nordic Valley is located on the west-central side of the Ogden Valley in Eden/Liberty. Nordic is known as a budget-oriented ski and ride resort offering affordable access to the public. It is owned by Skyline Mountain Base and managed and operated by Mountain Capital Partners, owners of several winter sports areas including Purgatory and Arizona Snowbowl. Nordic is currently a throwback to what ski areas used to be, but changes are coming. Major expansion, including the construction of townhomes, condos, and chalets, is planned for the future. Nordic’s new water system, along with other utilities, has been installed to accommodate major expansion in the near future, including snowmaking.

North Fork Park is located in one of the most beautiful and quietest parts of northern Ogden Valley in Liberty. The Weber County park includes 2,600 acres for outdoor recreation. In the winter, Ogden Nordic, a 501(c)(3) nonprofit, operates over 20 miles of trails groomed for classic skiing, skate skiing, snowshoeing, and snowbiking. Pass fees can be found on the website link under ski areas. This is a remarkable resource for both locals and visitors.

Pineview Reservoir, located in Huntsville and Eden, Utah, is a popular area to ice fish, ice skate, snowshoe, hike, snow bike, and snowmachine. Several agencies manage Pineview, including the U.S. Forest Service, Utah Recreation Company, Weber County Sheriff, and the DNR.

Monte Cristo State Recreation Area, east of Huntsville, offers miles of trails for snowmobiling and is a popular destination. The U.S. Forest Service oversees the area, which is part of the Wasatch-Cache National Forest.

Eden, Utah: A Blend of Luxury and Recreation

Eden, UT is located along the north, northeast, and west shores of Pineview Reservoir, and occupies the center of the Ogden Valley at an elevation of 4,941 feet. Eden derives its name from Washington Jenkins, a government surveyor hired by the first 15 families to settle in the current Eden area in 1859. Jenkins, taken by the scenery, suggested the name “Eden.”

Powder Mountain Resort, Wolf Creek Resort, and Nordic Valley Resort are located in Eden. The towns of Eden and Liberty both share the zip code 84310. The line between the two towns is irregular and oftentimes confusing.

A large percentage of development and density for the Ogden Valley is in Eden, UT. Many of the Valley’s services and commercial centers are located in Eden, including Wolf Creek Resort, Powder Mountain Resort, and Nordic Valley Resort.

Subdivisions include: Osprey Ranch, Harbor View Estates, The Ridge, The Bridges at Wolf Creek, The Cottages, The Retreat, Radford Hills, Crimson Ridge, Staples Subdivision, Silver Bell, Eden Hills, Eden Acres, Robin’s Roost, Patio Springs, Fairway Oaks, The Village, Minnie Creek, Eagle Ridge, The Fairways, Powder Ridge Subdivision, The Cascades, Trapper’s Ridge, The Highlands, and Elkhorn Subdivision. Sheep Creek (formerly also known as The Preserve) and Rivers Edge are in Liberty, but often are referred to as Eden.

Condominiums and Townhomes include: The Ridge, Wolf Star, Wolf Lodge, Powder Ridge Village (Timeshares at Powder Mountain), Columbine Inn (Powder Mountain), WorldMark Wolf Creek (Wyndham Vacation Ownership), Moose Hollow, and The Cascades.

The popular Ogden Valley Balloon & Artist Festival, also known as The Eden Balloon Festival, will be held in Eden, August 29–31. The festival includes early morning and evening balloon glow, vendor booths with local artists and businesses, and a variety of fun activities.

Huntsville, Utah: Lakeside Elegance and Tranquility

Huntsville, UT is located in the southern part of the Ogden Valley, approximately 45 miles northeast of Salt Lake City and 11 miles east of Ogden City, through Ogden Canyon on the east side of the Wasatch Mountains. This quaint, historic town sits on a peninsula on Pineview Reservoir. Founded by Jefferson Hunt in 1860, the town was incorporated in 1924, one of three towns in the Ogden Valley to be incorporated. The elevation is just under 5,000 feet, and the area experiences four distinct seasons. Snowfall in town is considerably less than in other parts of the Ogden Valley.

Situated 8.5 miles south of downtown Huntsville is Snowbasin Resort, host to both the 2002 and 2034 Winter Olympic Games.

Immediate Huntsville area subdivisions include: Sage, Legacy Mountain Estates, Trapper’s Crossing, Summit at Ski Lake, The Chalets at Ski Lake, Ski Lake Estates, Valley Lake Estates, Huntsville Meadows, The Legends at Hawkins Creek, Basinview, Falcon Crest, Monastery Cove, Green Hills Country Estates, South Fork Ranchettes, Silver Summit, Heritage Knoll, and The Sanctuary Ranch.

Lakeside Village Condominiums, the closest accommodations to Snowbasin on the Weber County side, and Edgewater Beach Resort luxury townhomes are both located adjacent to each other on the south shore of Pineview Reservoir.

Here are some of this summer’s events:

  • Snowbasin: Reopens for the summer season on Saturday, June 15, 2025. Live outdoor music on the Plaza (Blues and Brews) will be held every Saturday and Sunday through August 24. Activities include hiking, mountain biking, disc golf, lift rides to the top of Needles, and dining discovery.

  • Huntsville 4th of July Festivities: Breakfast, 5K and 10K races, parade, and fireworks.

  • The Huntsville Marathon: A qualifier for the Boston Marathon, will be held September 20, 2025. One of the most beautiful marathons Utah has to offer, the course starts in the Monte Cristo area and ends at Huntsville Town Park, coinciding with fantastic autumn colors. The course features a gentle decline in elevation of 3,500 feet from start to finish.

  • The XTERRA Utah Off-Road Triathlon: Will be held in Ogden, UT on September 16, 2025.

Liberty, Utah: Rustic Sophistication in a Secluded Setting

Liberty, UT is located in the northern end of the Ogden Valley. Perhaps the most beautiful mountains in the area, Ben Lomond and Willard Peaks are reputed to have the highest moisture levels in northern Utah. This is especially obvious in the winter, when snow levels are substantially higher than in most, if not all, other areas of the Ogden Valley.

There is a very different feel to living in Liberty. Although only a few minutes north of Eden, Liberty maintains a distinctly rural character. The community is less transient, with the exception of visitors coming and going to North Fork Park, a true recreational gem of the Ogden Valley.

Liberty is fortunate in many ways for not being on the major path to either Snowbasin or Powder Mountain, making it more isolated. Avon Divide could change that, if Divide Road ever receives approval to allow access to the Ogden Valley by Cache Valley residents and tourists from the north. In the meantime, Liberty enjoys a quiet, “salt of the earth” rural lifestyle, with a number of great horse properties. Liberty is accessed from the Wasatch Front by the North Ogden Divide.

North Fork Park is one of the premier cross-country skiing destinations in northern Utah. There are 20 km of trails, groomed several times per week for skate skiing, classic skiing, snowshoeing, and snow biking, maintained by a fantastic group of volunteers. Other activities at this large Weber County park include backcountry skiing, camping, picnicking, hiking, mountain biking, photography, and more.

Subdivisions in Liberty include: Arrowleaf, Durfee Creek, Emerson Hills, Bailey Acres, The Preserve (also referred to as Sheep Creek), Cobble Creek, North Fork Meadows, Willow Creek, Cottonwood Hills, River’s Edge, and Harmony Ranch.

Ogden Valley Market Overview (Mid‐2025)

In June 2025, single-family homes in Ogden Valley reported a median sold price of $1,586,904, up from $989,000 the previous month. The average price per square foot rose to $342, and average days on market dropped to 35, indicating strong buyer interest.

Condo and townhome activity remained moderate. Condos averaged $428,000 in sale price with roughly 68 days on market, while townhomes followed similar patterns. When comparing quarterly trends, Q1 to Q2 saw a 15.3% increase in median home values. Asking prices climbed approximately 16.5%, though many listings were priced around 40% higher than their actual sold price. Land values decreased by about 13.8%, with longer days on market despite an increase in new inventory.

Summary: Ogden Valley is a seller-friendly luxury market with high demand for single-family homes and continued strength in property values.

Getting Around Ogden Valley, Utah

Ogden Valley is a mountain and ski resort community known for its majestic mountain and lake views.
